 VANDALISM IN BLOCK 151 FLOOR 11

Management sadly would like to inform all owners of Block 151 that security reported that the door of the water riser serving units 1,3 and 8 had been forcibly broken into last night 26th November 2011 between  11.30 pm and 12.00pm.

It was further noted that one of the defaulting units for which water disruption was carried out had been turned back on.

Mr Mukesh Chandra, Head of Security for Menara Duta, as informed by his man, will be lodging a police report as this happened during his patrols of common property. 

Management seek to remind residents that Menara Duta exists for all and the concept of condo living is a “shared” living.

On behalf of the management, it was brought to our attention that of late, there have been children playing with the garden pebbles from the pots and surrounds and stuffing down the water traps thus blocking the drainage.

Whilst we are taking pains to ensure there are no blockages to prevent water ponding especially on the clubhouse floor while rectifying works on the leak complaints onto the car parks are still ongoing, we are seeking the full cooperation of all to stop this mischief. If they are your children, please advise them accordingly.

Any costs direct or consequential, incurred to unblock or repair will be billed directly into your account.

Apology - Swimming Pool Closure

MONDAY 20th NOVEMBER 2011

 ON BEHALF OF THE MANAGEMENT, WE APOLOGISE FOR THE UNEXPECTED CLOSURE OF THE SWIMMING POOL OVER THE LAST FEW DAYS EXTENDING OVER THE WEEKEND DEPRIVING YOU THE PLEASURE OF THE USE OF THE POOL.

THE FINDINGS FROM AQUIONICS SDN BHD NARROWED THE CAUSE TO AN ELECTRICAL FAULT THAT HAD CAUSED THE TRIPPING OF OUR ELECTRICAL SYSTEM THAT LED TO THE EMPTYING OF THE POOL. THERE WAS A WIRING ERROR THAT REVERSED THE PUMP MECHANISM. WE ARE UNABLE TO ASCERTAIN HOW LONG THIS HAD BEEN GOING ON BUT BELIEVE THE ERROR IS NOW RECTIFIED. WE ALSO HOPE OUR FUTURE  WATER BILLS WILL BE GREATLY REDUCED.

APPENDIX 1: SECURITY GUIDELINES

Condo security is not just the responsibility of the management corporation. Residents must also do their part to help keep the building and their units safe from intruders. There are basically two main lines of defence: Line 1 and Line 2. While the condominium management corporation is responsible for the security of all common areas — including exterior gates/doors and windows and corridor doors to individual apartments (Line 1), the security of each unit is typically each resident’s own responsibility (Line 2). To be successful in preventing and deterring crimes, both lines of defence must be in place; support from and cooperation between the residents, the condo management corporation and the local law enforcement agency are of utmost importance.

WHAT TO DO:

IF YOU SEE A CRIME BEING COMMITTED in the condo premises

Call the condo security for immediate and prompt action at 03-62588652

Then call the police at 03-21159999 or 03-22744465

IF YOU SEE A CRIME BEING COMMITTED in the vicinity of your apartment e.g. someone attempting to break into a neighbour’s apartment

Sound your apartment’s alarm if you have one, or use other means, to scare off the burglars/intruders and stop or prevent the crime.

Call the condo security at 03-62588652

IF A CRIME HAS BEEN COMMITTED in your apartment e.g. a burglary

Call the police immediately at 03-21159999 or 03-22744465

Then report to the security at 03-62588652

In most circumstances, you will need to go to either Sri Sinar Police Station or Jinjang Police Station to make a report in person. The condo security will assist you in this matter.

In any of the scenarios above, if a vehicle is involved in the crime, try to take down its license number, note its color, make or model as all this is great information for the police in their investigation.

NOTICE – NEW CAR STICKERS 2012

NEW CAR STICKERS WILL BE AVAILABLE FOR COLLECTION FROM THE MANAGEMENT OFFICE WITH EFFECT FROM WEDNESDAY NOVEMBER 16^TH 2011.  

ALL CARS GAINING ENTRY AND PARKED IN MENARA DUTA MUST DISPLAY THE STICKERS BY 30^TH NOVEMBER 2011. CARS BEARING BAY STICKERS NOT OF THE CORRECT BAY NUMBERS WILL BE CLAMPED WITHOUT NOTICE.  

CARS WITHOUT THE NEW COLOUR CODED STICKERS WILL BE DENIED ENTRY. EACH UNIT WILL BE ISSUED WITH 2 STICKERS ONLY. RESIDENTS RENTING OTHER OWNER LOTS SHOULD OBTAIN THE BAY STICKERS FROM THE OWNERS THEMSELVES UNLESS A VALID AUTHORISATION LETTER IS PRODUCED.

THOSE WITH MOTORBIKES MAY PURCHASE ADDITIONAL BAY STICKER WHICH WILL DENOTE THE SAME BAY NUMBER, BY PRODUCING A COPY OF THE REGISTRATION CARD. THE ORIGINAL WILL NEED TO BE SIGHTED BY THE OFFICE.
